How to Evaluate Real Estate Agents in San Diego
The top real estate companies in San Diego are the ones whose agents can show recent, verifiable sales in your neighborhood, detailed reviews from clients with a transaction like yours, and a brokerage that stands behind the work. Palisade Realty, an independent San Diego brokerage, wrote this evaluation framework for buyers and sellers comparing agents in Downtown San Diego, El Cajon and Santee.
We know how it feels to search for the top real estate agents and find lists and star ratings that all look alike. A ranking is a fine place to start a search and a poor place to finish one. In your seat, we would check three things: experience and track record, how to read reviews, and how local market knowledge differs between Downtown San Diego and El Cajon.
Identifying top real estate professionals
Most searches start with a ranking. A top ranking measures volume, and you need fit. Most "top agents in San Diego" lists sort professionals by total sales volume, number of transactions in the last 12 months, or review count. Case in point: a high-volume team may close hundreds of transactions a year countywide and few in your community.
| What a ranking shows | What it proves | What to ask instead |
|---|---|---|
| Total sales volume | The team sells a lot of property in total | How many sales in my neighborhood in the last 12 months? |
| Number of transactions | The group is busy | Who on the team would handle my home? |
| Star rating | Clients were happy overall | Do the reviews describe a transaction like mine? |
| Price range sold | The agent has worked at many price points | How many recent sales are near my price? |
| Brokerage affiliation | Who supervises the agent | How does the firm handle problems? |
Experience and track record
That last column is where the interview begins, because experience in your situation matters more than years in the industry. Ask each realtor for a list of recent sales: address or neighborhood, list price, sale price and the month it closed. A knowledgeable San Diego agent can produce that in a day. General market talk is a signal too.
Check the average price and price range of those sales. An agent whose recent work is all luxury property may not fit a first condo, and the reverse is also true. Neither is a bad realtor. Each works a different part of the market.
Brokerage affiliation and accountability
Behind every agent's corner of the market sits a firm, and its accountability matters more than its logo. Every California agent works under a licensed broker, at an independent firm or a national brand, and the real questions are who reviews the contracts and who answers if something goes wrong.
Choose a high-volume team when your home is a common property type and speed matters; choose a brokerage with a neighborhood specialist when your property or community is unusual. The tradeoff is reach versus attention, and the proof is the agent's recent sales near you.
Anyone can look up a California real estate license on the Department of Real Estate (DRE) website, which shows license status and any disciplinary history. It takes two minutes. And most people skip it.
Palisade Realty is an independent, full-service brokerage (CA DRE #01848565) founded in 2006 and led by owner and president Hedda Parashos. Our 100+ agents work under one firm, which is why every client has a broker behind the agent.
In every interview, we would ask the agent to walk you through a deal that got hard. Ask for one example, like a low appraisal or a buyer who backed out. That story tells you more about a real estate professional and their experience than any ranking.

Comparing San Diego real estate companies side by side
By the last interview your notes will cover several agents, so compare your short list on the factors that predict your outcome: recent sales in your neighborhood in the last 12 months, the average price of those sales, reviews that describe a transaction like yours, and a broker behind the agent.
One small habit: send each agent the same question by text and email on the same afternoon and see who replies, how fast, and how well. Agents are rarely faster than during the interview. That is, a slow reply now is a real signal.
