About Wooded Area

Wooded Area is an officially named neighborhood in the City of San Diego's Peninsula Community Plan — occupying a hilltop area south of Talbot Street on both sides of Catalina Boulevard, bordered by Naval Base Point Loma to the south, La Playa to the east, Roseville-Fleetridge to the north, and Sunset Cliffs and Point Loma Nazarene University to the west. Its name comes honestly: 19th-century author Richard Henry Dana Jr. described this headland as "well-wooded" in the 1830s, though later logging stripped much of that original vegetation.

The tree canopy that defines the neighborhood today is credited to Katherine Tingley's Theosophical Society community, "Lomaland," which arrived around 1900 and systematically replanted eucalyptus and avocado trees across the western slopes. One notable remnant of that era, the 1912 Rosecroft estate — once home to the multi-acre Rosecroft Begonia Gardens tourist attraction before it closed in the 1960s — is listed on the National Register of Historic Places.

Today, Wooded Area remains almost entirely residential, with large lot sizes, some streets without sidewalks, and a semi-rural feel that distinguishes it from the denser pockets of Point Loma closer to the beach — an established, quiet character that has attracted prominent local families over the decades.

What Makes It Special

Living in Wooded Area

An Officially Named Neighborhood

Wooded Area is recognized in the City of San Diego's Peninsula Community Plan — a documented boundary, not an informal label, despite its lesser-known name.

Replanted by Lomaland

The tree canopy that gives this neighborhood its name traces back to Katherine Tingley's Theosophical Society community, which replanted eucalyptus and avocado trees across the hillside starting around 1900.

The Rosecroft Estate

This 1912 estate, once home to the multi-acre Rosecroft Begonia Gardens tourist attraction, is listed on the National Register of Historic Places — a tangible link to the neighborhood's early 20th-century character.

Large Lots, Semi-Rural Feel

Some streets here still lack sidewalks, and generous lot sizes give Wooded Area a quieter, more spread-out character than Point Loma's denser coastal pockets.

Understanding Additional Property Assessments

Mello-Roos

Mello-Roos fees are a type of special tax that can apply to certain properties in California — most commonly in newer developments or areas where public infrastructure was built using Community Facilities District (CFD) bonds.

When a developer builds a new community, they sometimes partner with a public agency to finance infrastructure — roads, parks, schools, and sewer lines — through a bond. That bond is repaid over time through a special tax collected alongside property taxes on homes in the district.

Not every property in this area carries a Mello-Roos assessment. Established homes and older condominiums typically do not. Newer construction, planned communities, and recently developed parcels are more likely to carry a CFD assessment — though this varies significantly by project and individual parcel.

Assessment amounts vary by development, bond size, and how much of the original bond has been paid down. Some assessments are modest; others can add several hundred dollars per year to your overall tax bill. Verifying the current assessment — and its scheduled end date — before making an offer is an important step in understanding your true cost of ownership.

Palisade Realty agents can help you locate CFD parcel tax information for any specific property, interpret the assessment schedule, and factor the full cost into your monthly payment analysis before you commit.
