About Point Loma Heights

Point Loma Heights is an officially recognized neighborhood in the City of San Diego's Peninsula Community Plan, sitting in the central-northern part of the Point Loma peninsula — bounded by Froude Street to the west, Point Loma Avenue and Chatsworth Boulevard to the south, Nimitz Boulevard to the east, and Midway Drive and the San Diego River to the north. It borders Ocean Beach to the west, Sunset Cliffs and Roseville-Fleetridge to the south, Loma Portal to the east, and the Midway/Mission Bay Park area to the north.

Within its own boundaries, the community plan further subdivides Point Loma Heights into four smaller pockets — Loma Palisades, Loma Alta, Point Loma Highlands, and Ocean Beach Highlands. Major streets include Catalina Boulevard, Nimitz Boulevard, Narragansett Avenue, and Voltaire Street, with everyday commercial corridors along West Point Loma Boulevard and Voltaire Street putting coffee, dining, and errands within easy reach.

Housing here ranges from older single-family homes near the Ocean Beach border to multi-family buildings closer to Midway, giving buyers a wider mix of price points and property types than some of Point Loma's more uniformly single-family pockets.

Understanding Additional Property Assessments

Mello-Roos

Mello-Roos fees are a type of special tax that can apply to certain properties in California — most commonly in newer developments or areas where public infrastructure was built using Community Facilities District (CFD) bonds.

When a developer builds a new community, they sometimes partner with a public agency to finance infrastructure — roads, parks, schools, and sewer lines — through a bond. That bond is repaid over time through a special tax collected alongside property taxes on homes in the district.

Not every property in this area carries a Mello-Roos assessment. Established homes and older condominiums typically do not. Newer construction, planned communities, and recently developed parcels are more likely to carry a CFD assessment — though this varies significantly by project and individual parcel.

Assessment amounts vary by development, bond size, and how much of the original bond has been paid down. Some assessments are modest; others can add several hundred dollars per year to your overall tax bill. Verifying the current assessment — and its scheduled end date — before making an offer is an important step in understanding your true cost of ownership.

Palisade Realty agents can help you locate CFD parcel tax information for any specific property, interpret the assessment schedule, and factor the full cost into your monthly payment analysis before you commit.
